New construction - changes to plans/specs AFTER delivery

Client is asking appraiser to include changes to original plans and specs of a new construction appraisal - AFTER delivery of the original report. Apparently they ordered the appraisal too soon and had changes made to the plans and contract AFTER we delivered the original report based on original contract/plans. My feeling is that this is a new assignment , new file number. fee is negotiable. However, client is digging in feet wanting the changes to the original report. We asked specifically what changes but they said "contact the builder" ; Again, my thoughts: changes made after delivery, new assignment. thoughts?

New SOW, new assignment. Fee up to you. I ALWAYS get specs from client, never from builder. Too much chance for he said she said down the road. If client doesn't even know what they are lending on they should get out of the business.
 
If the changes were made after the effective date. New assignment. I could see making the changes and charging a fee of your choice if the plans and specs were changed before the effective date. I just did one where they were changed before the effective date. But not provided to me until after delivery

New assignment for sure if its a different effective date. They should give you the changes so you are not wasting your time getting a hold of the builder just so you can quote a fee based on how major the changes are or just quote higher since you don't know if you have to change all the comps.
 
Watch out too--could just be a ploy to get a higher value. Now it will have 'high end custom cabinets', 6" plank flooring instead of 4" planks, waterfall edge Corian, and all these other updates that cost the builder a few bucks but they want 5 digits out of it on your end.

Not saying that IS the case, but could be...

Whether the changes were before or after the effective date is not a determining factor. The SOW was established upon engagement. I would treat your situation the same as I would the OP's. New appraisal problem, new subject, new assignment.

And none may be in evidence when the order the 1004D.
 
It's a new assignment. How much or how little you charge for the new assignment is a business decision.
 
I just completed a report 2 weeks ago and they wanted to add 10 acres of land adjacent to the parcel appraised. No big deal. I kept the original file, started a new file and using the old report, I modified it to add the 10 additional acres, noted the prior report in the certification, added a page of pictures, and a new aerial plot and added a fee hundred to the fee....about 4 hours work. Cheap enough for them. They are happy as a clam and no angst over a new LOE or anything else.

Do it and add to the invoice...keep the client happy. Since it is new construction, it's in house anyway right?
 
New assignment, new fee. I would charge a lower fee, since some work is done, but that's your call. Business decision.
