Yep. Many AMCs have become appraisal firms. Good luck competing with that.

The verbiage I read about home owner measuring and taking photos over an app with appraiser on the app remote monitoring is counted as a live event and does not need to be verified.

I really dislike this as it puts the relationship of homeowner and appraiser into a weird dynamic, with appraiser telling the owner do this and do that and the owner (or RE agent ) now thinking they did the work so have a stake in the appraisal, plus how do we know if owner does it correctly or did not photograph a problem area - and later they can complain the appraiser made them do it wrong, or was mean to them etc.

Have you used the technology yet, J? If not, how can you opine on the viability of said technology?

It is not about the technology, it is about the people. My post referenced the odd relationship this will create between appraiser and a party, and a possible feeling of entitlement borrowers and RE agents will have after they do, in their minds, half the work in an appraisal -plus any miscommunication or accusations that can arise -

Just in time for the huge drop off in volume and making the training program too expensive to run with no money coming in.

Then when it picks up in 2 years it’s too late to start it up and it cuts into better money making time allocation anyway.

You said you used it with a test person on the other end ? Have you tried it with an actual home owner ?
I've demo'd one of the offerings, and it was with a homeowner. I was pretty impressed. And, based on conversations I've had with other appraisers who've used the technology, they've been won over as well. That's not to say everyone who tries it will be sold, but I think it does imply that, if you haven't tried it, you really have no idea...
 
We received three desktop requests yesterday from XX, and they offered similarly $110 and $120 for the effort. After my assistant very kindly rejected the fees offered, XX responded "All the other appraisers in your county are accepting them for that amount or less."

That's a problem since my firm represents the only active appraisers in this entire county.
