so if you count the partially below grade lower level as finished basement, what do you do about the actual basement?
Page 1: Finished Bsmt - as a % of total bsmt. And as shown on your Floorplan. I typically state via comments: the SF finished & unfinished totals.
** The New Way: But this appears to be " a work in progress " as we go forward where lender reviewers are unaware-uneducated.

HUD/FHA themselves say that making exceptions based on the local norms of the market is expected, so I'm not sure why FNMA would be different... This is why I'm asking these things, because I've been basing the way I do splits on HUD guidance, and the new announcements are a bit vague in certain respects.
HAS ....HUD/FHA accepted ANSI????? Has any except Fannie???

The other agencies, Freddie Mac, HUD/FHA, USDA, ONAP, VA have NOT (yet) adopted this ANSI measuring protocol.
Appraisers, an appraiser I know sent an email to the VA asking if VA was going to require appraisers to adhere to the ANSI Z765-2021 Measuring Standard as of April 1, 2022.

The appraiser received an ‘unofficial’ response back from a person within the VA connected to processing appraisals, which said:

“The short answer is, no.”

Smart, they get it and are not trying to Influence appraisers who are to act independently to measure market acceptable indicators.
 

A change in how homes are appraised for loans threatens some Lehigh Valley property values​


Appraisal changes are on the books next month for the measuring, calculating and reporting of what is and not considered finished, above ground space of a residential property.

Real estate experts expect these modifications will somewhat lower property values on particular Lehigh Valley homes.

Who are these real estate experts. Why would different reporting lower property values? Market participants are not paying less because of how we are reporting. All it does is increase gross adjustments when a typical buyer sees something as apples to apples, but ANSI does not.
 
Why should I buy a $25 pdf about the new ANSI measuring guidelines, when Fannie Mae has a free guideline pdf, which explains it perfectly. Looks like I was already using these standards.
