So I'm wondering about how I'm supposed to present the ANSI Declarations in my report. I thought that Total was going to have this page in their software by April 1st but it appears that this is not the case. How are you guys handling this? I took the Appraisal Institute course but it doesn't really address how and where in the report these declarations should be made.

Put the comments anywhere in the report that makes you happy. I'd suggest some place not too hard to find.. because for a while, reviewers are going to be looking for those declarations.

I'd imagine they could use some Find function for ANSI or something.

Unless things change, there's no need for a full form for this. ANSI only has three simple declarations. Each is specific to a particular scenario, one sentence long, and mutually exclusive.

My suggestion is that the appraiser create a QuickList for each of the declarations for ease-of-use when those situations come up.

I use a USPAP compliance cert in my reports. It has room for additional comments. I already put the appraisal fee disclosure there. I will probably put my ANSI statement there also.

are you an appraiser?

Joel is a good instructor with Alamode, I have enjoyed his classes and learned a lot from him. He also teaches the ANSI seminar for Alamode. This is from an email that I got from them last week.

Did you miss our ANSI Q&A session, or do you want to share it with someone else? You can! Here's the video and resources Joel Baker and Pam Teel discussed today.
