Appraisers are just there so that they can be blamed later. Just like all the "reviews" and "quality" inserted by the clients in to appraisals, that let racially biased reports flow through the system with ease, until the borrower is ticked.

The data is junk even they have admitted it. :rof:
 
This is not a measuring problem. It is a reporting "problem". It will not change the way I measure. Have always measured to the inch and always used the 7',5', 50% rule for finished attic or Cape Cods. The only time I departed was for split and bi levels. Which was something they allowed before this most recent change. So now I report the partial below grade levels of splits and bi levels as finished "basement". Still measure the same. Just reporting it differently. BFD
 
MEASURING YOUR DONKEY
To measure your donkey’s height, stand him/her on a hard level surface and measure from the
ground up to the highest point of their withers. Once a donkey is over four years of age this
measurement will only be required once and the same measurement can be used in future weight
estimations. A height measuring stick is ideal but a broom handle marked at the height of the
donkey’s withers can be measured to give an accurate reading.

some means other than direct measurement or
plans can be susceptible to inaccuracy, as is the
calculated area. Calculations developed under such
circumstance must include a declaration similar to
the following:

DECLARATION 3
“Finished square footage calculations for this
house were made based on estimated
dimensions only and may include unfinished
areas, or openings in floors not associated
with stairs, or openings in floors exceeding the
area of associated stairs.”

i think there will be alot of use for this one. i aint walking through 50 feet of bushes to figure out to any tenth. perfection is not required :rof:
