Maybe you should try some.
Which one?
Here is a simple question for you to answer, do you think that most of the appraisers posting on this forum are your "Peers
I do not judge someone's ability by posts on a forum. I would guess that some are, some aren't. Some appraisers on the forum don't do rural. I do. So when it comes to rural properties. They would not be considered my "peers". So it depends.

No, it's the marijuana and the thin air. :rof: Maybe you should try some. Here is a simple question for you to answer, do you think that most of the appraisers posting on this forum are your "Peers'?.
I like the consensus of my peers in this forum regarding appraisals. It gives me an idea if what I'm doing is wrong. If it's ambiguous then it's Fernando's Way.
However, I'm ashamed of many who have RWs views.
If we don't talk politics, I like my peers because we been through and still going through the challenges and difficulties in appraising.

This is what I posted: "However, the forum is entertainment and you pick up a fresh perspective on an issue that you might not have considered and now and then you pick up a gold nugget."

Sorry, you take offense to that.

Again, the same simple question, do you consider the appraisers posting on this forum your "Peers" Simple Yes or No
AO-29 defines the Intended Users as well as one's peers as critical/mandatory stakeholders. How would one define their determination that the AF is not comprised of peers?

Your putting too much weight on contract price. I come in way over contract price many times. I come in way under many times.

In your case maybe both.

Again, a simple yes or no answer will do.

Are you suggesting that I should put more weight on Under Contract or Active Listing properties and ignore the executed purchase contract?

Again, a simple yes or no answer will do.
Some are, some aren't. And some may not consider me their peer, such as a commercial appraiser who routinely appraises $50M hi-rise office buildings.

And generally, the definition of peer does not include any concept of competency. It deals more with position, than with skill.

Satisfying appraiser on this forum is at the bottom of my to-do list, they don't pay the bills. Keeping the client happy is at the top of my list. Also, I consider very few of the appraisers on this forum to be my "Peer" It is impossible to satisfy what you call "Peers" on this forum. Most of the appraisers posting on the forum cannot think outside the box, and have no clue how to analyze anything. However, they can quote you regulations till dooms day and can check boxes on the appraisal report with the best of them. However, they lack common sense and cannot answer the most simple question.

Can you just imagine testifying in court or at a disciplinary hearing and stating that according to my "Peers" on the Appraiser Forum, and I am quoting them .............. ....... You might as well turn in your appraiser license now.

However, the forum is entertainment and you pick up a fresh perspective on an issue that you might not have considered and now and then you pick up a gold nugget.
Hopefully, if you do end up at a disciplinary hearing you don't use the "attaboy" from an underwriter as your defense. We play in the game ran by the GSEs and using their "ball" (ie forms and servicing guide". You should plan your defense from those guidelines and not just some "out of the box" 'praising theory. I do consider many posters here my peers. Many have a ton more experience than you and are likely more knowledgeable than the both of us. I don't expect you to agree with my last two sentences but I hope you do consider the first three.

Well, to be fair, that's not ALL you posted. To jog the old noggin a bit:
"Satisfying appraiser on this forum is at the bottom of my to-do list, they don't pay the bills. Keeping the client happy is at the top of my list. Hence, I'd guess, Overimprovement's (and my) incredulity. If you think so little of the posters on AF, why post a question at all? I'd hate to be tasked with trying to find someone you might consider your 'peer'... I'm guessing you believe very few (if any at all) in our profession are your peers...

BTW - 'peer' as it is used in USPAP refers to particular assignments, not overall appraisal acumen.
