"A trial with a jury of one's peers."

I'd hate to think that my jury would be comprised of 12 people that aren't smart enough to get out of jury duty.

Qualifications is a component of the definition of 'peer'. Hell, I play golf but I'm not a peer of Tiger Woods.

BTW - 'peer' as it is used in USPAP refers to particular assignments, not overall appraisal acumen.

You are correct. How do you know that I don't consider you and overimprovement, etc as my peers? As I have said before there are some good ones on the forum. Not so much for the appraisers that are posting that they do 10 appraisals a week and make =>$200,000, etc How about Fernando for example and so many others? Do you consider them your "Peer"?

Also, why don't you read my previous post #56 before you post and you would have had the answer to your question? I quote: "However, the forum is entertainment and you pick up a fresh perspective on an issue that you might not have considered and now and then you pick up a gold nugget.

Meh. It's been my experience that folks who denigrate others, then try to soften the blow with something positive, generally are only remembered for the denigration. Would it not have been just as easy to skip all the nasty stuff? What purpose did that serve, other than getting folks stirred up?
 
the underwriter asked to bracket a comp below the sale price. if there are no lower priced sales then i have stated ' there were no sales/comps, within the last 12 months, below the subject sale price, i am unable to bracket the sale price with a sale that doesn't exist' never had a problem, but you need to say there are no such sales, they think you were just too lazy do the extra work. now if they insanely keep asking then go 5 miles, or even a listing/pending has worked. the underwriter can override any stip.

It is my experience that people that respond to and don,t read the posts are just blowhards letting off steam to get "people stirred up".

Why, don't you just move on since you don't have anything else to contribute to the original post?

Curious: Has the concept of "one's peers" ever been challenged legally, or brought to bear in any disciplinary venue? I vaguely recall that several months ago the AF kinda decided that the concept is virtually meaningless, because it can't be well-defined--although it is integral to practitioners' daily endeavors...

All words have meanings.

Whether or not any of the mostly-politically-appointed idiots running the diciplinary venues care about such things...that's a different story.

Obviously, in the legal system, the word has no meaning. To the courts, a 'peer' is another human being.
