Please stop. An adjustment has to be supported by market data, so while there is room in any adjustment for subjective perspective, the $ amount has to be supported -to be credible.

okay, point taken!
But the room in a so called "subjective" perspective should be the result of analysis, rather than a personal viewpoint.

If an agenda driven number hitter has a pattern of pushed adjustments that can be found from reviewing their past appraisals.
 
So if this Professor under a pseudo name is a member over at Facebook Appraiser Forum I can see how she may have drawn some of her conclusions about no set standards. It is an Absolute Zoo over there. What I see over there tells me the that are classroom and CE, Trainee time for licensing is seriously flawed. It's quite disheartening to me. OTOH I recall how I started out. I really was a Dumbass even after I passed my State Licensing Test.

I have never visited that forum as I avoid FB . Sounds awful.

This. If most cogent folks are in agreement that the current training system is broken (and there is ample evidence it is), why is everyone so adamantly opposed to PAREA? It's like saying, "Yeah - it's broke, but we'd rather complain about it being broke. Please don't try to fix it."

Because PAREA hasn't been tested, the caliber of appraiser it will produce is unknown, and yet some states have already approved it. OTOH the appraisers doing sub-par GSE work have every reason to believe that their reports are meeting the minimums.

You're a really smart dude, CG. I know you don't mean that. We'd never accomplish anything if we used the excuse 'We shouldn't try this - it hasn't been tested yet'... we wouldn't have cheese, alcohol, gunpowder - you name it.
 
A test or trial is one thing. The GSEs testing different scopes of work is fine. Publish the results then let's see if the risk-reward of adopting those new products is worth it. Upending the entire education and experience requirement before the program has been developed, much less tested,... seems a tad premature.
 
You're a really smart dude, CG. I know you don't mean that. We'd never accomplish anything if we used the excuse 'We shouldn't try this - it hasn't been tested yet'... we wouldn't have cheese, alcohol, gunpowder - you name it.
A hunk of cheese sprinkled with gunpowder washed down with alcohol is a very healthy snack.
