Noticing a trend that the closer you are to retirement and the further you are from field work, the more likely you are to compare appraisers’ credentials to cheese and digital cameras.
Haha... I'm actually working through getting my SRA designation. Not sure why I'd do that if I was already prepping my coffin?

What about the “further you are from field work” part? Is that SRA to help you advance your career as a field appraiser?

I recall reading an article about a woman who was in her late 80's going back to college and Getting her 4 Year Degree AKA Diploma. In the Picture of her holding her Diploma she was surrounded by Young Women from her Class.

I think it's like most things in life....
The more years of experience....
The more your years of experience makes kicks in....

I remember arguing with my dad when I he was teaching me to drive....
I remember arguing with my dad with his advice after my 1st child was born....
I remember arguing with my dad about my choices for employment....
I remember arguing with my dad about buying a large house with a huge mortgage payment....

Looking back I wish I had listened instead of arguing with someone who has already gone through what I was about to go through....

the truth is that the banksters, their minion agents, regulators, AI, and even TAF, have labeled the independent appraiser a racist, so to avoid perpetuating the stigma they will separate them from us, for a small fee :rof:

:rof: :rof:

I'm very flattered that you're making this about me, but I actually do field work currently...

I would really like to see that analysis and reasoning
It's next door...that's their only excuse. And if their adjustments were accurate, it would come out the same...but they likely are not going to be accurate.

Side Note: If this professor were to discuss the Appraisal Process with one or more of the Rock Stars at our forum would that change her narrative?
My dream scenario is to get her in a podcast and get her on tape with some of the dumb things she has been saying about the appraisal process.

Then I'd walk her through the research for an SFR appraisal using Zillow. Pick an entry level home of older age that has been marketed and sold through the MLS and for which there are interior pics and work our way out from there.

As for all the whining about adjustments, the first rule for adjustments is to pick the comps that are as similar as possible so that you don't HAVE to make a bunch of adjustments. Comp selection is where most of the valuation is occurring.
