Homogeneous banned from the appraisal lexicon

Got a revision last week 'flagged for bias', because a house I appraised had graffiti and gang signs all over basement exterior foundation walls and privacy fence. The photo was labeled 'graffiti'. I had no idea that word was indicative of bias?

I changed it to 'spray paint'. Retards.

Free speech only extends to those with screen names on the internet, no one else is allowed an opinion. This site included.

These people need to get out more and get offended more often. Builds character, but more importantly, a sense of humor. They are shut ins that are going crazy arguing with political adversaries on the internet because no one want to be around them. Who could they have a conversation with? Everything has to be ran through the filter of acceptable speech. Sounds like someone I want to hang out with.....
In San Francisco, if an owner does not get rid of graffiti on exterior, owner can be fined by city. Lender is seeing possible maintenance problems in neighborhood.
 
That is ridiculous wrt houses age. Stop making this into an exaggerated where will it end woke fear monger issue. It is what it is, a small and limited list of terms the GSE's /entities dont' want used. If you object so strongly consider an alternate career or type of appraisal work.
Sorry I'm not going to stop using the word age to describe how old a house is. Doesn't mean I have to change industries. I doubt anyone will follow that.
 
It has nothing to do with AMCs . Its now becoming a lender guideline which is told to the AMC to check on reviews along with their other no use labels. Just like HUDS list of words to not use-Master Bedroom -Graffiti- Churches and the list goes on and on. As we move forward the list will get longer and longer. No big deal just go with the flow and Jack & Jill Bathroom in West Hollywood is a Gender Neutral -A Man Hole is a Cover Plate- A Man Gate is a Service Gate :) LMAO
When appraisers not up to date with wokeism, no one to blame but themselves.
 
I have not used it a lot, but it is a term I have used in the past especially in a neighborhood description. Just one more reason to NOT have any AMC work.
When I started appraising, I saw the term used in neighborhood comments. It was a stupid word with vague meaning. Reminded me of white milk for some reason.
 
I specifically use the word homogeneous when valuing high-end properties because the market is less homogenous. Homes are custom built. Homes vary in size. Lot sizes vary. Adjustments will be large. Nobody at that level wants to buy a home in a homogenous neighborhood.

Microaggressions are dumb. I can ask someone, "Where are you from?" without any negative implication. I'm not racist. I just want to know where the person grew up or if they lived somewhere else besides here.

When a racist person asks, "where are you from?" and Cleveland isn't accepted as an answer, "Where are you really from?" then it's just plain old racism. It's not a microaggression.

Nobody is telling you to stop using the word age to describe how old a house is. So you invented it as a thing ?
 
It is a term more suited to a scientific meaning than it is in day-to-day or commonly used real estate banter. I never used it in my report writing but did use the terms conformity and compatibility so probably near the line there somewhere. :)

Ni I am a salesman and in over 35 years never had a complaint from a borrower or Realtor. No Micro Agression here, accept when dealing with stupid old whiny appraisers- As far as the word "homogeneous" i have never used it


Why are you hard on yourself? Lighten up.:)
