Another one who is entirely unqualified to be Secretary of HUD. At least he did not go after appraisers like Biden and Fudge. :giggle:
 
Unless you are John Deere or Microsoft/Apple et al - then you simply 'license' the item you paid for...so maybe we should be licensing our reports to our clients.

If you are an independent contractor to your client, then it's my legal experience, that you do own your appraisal reports -- you own the copyrights to them, unless you've agreed somewhere else, such as in an engagement agreement or contractor agreement, to grant that ownership to the client (or an AMC). However, you've also impliedly granted a license to your client to use the report -- the breadth of that license is what gets legally murky.
 
I can see why @Overimprovement could want to state "Church" instead of place of worship
That is a statement of fact. It is a "Church" not just a place of worship. Just like a Synagogue is a Synagogue and a Mosque is a Mosque and and and ... Those are statement of facts
They should not be taken as any sort of bias. That is just silly. Just like when we state that comp 1 sold on a specific date, that is a statement of fact. We can prove that

On the other hand, I can see why @alebrewer would just call it a place of worship. That is also a fact. Sadly this version is pretty much guaranteed to flow right through the "review" of the report and OI's will be required to have additional verbiage, etc.

Business decision(s)
I have appraised tons of Churches, but I always called them place of worship. Most all I appraised were predominantly african american, but mixed in attendance as far as race. There is nothing wrong with calling it place of worship.


I have done several jewish places of worship. Nothing wrong with calling it place of worship.

I don't refer to faith or anything like race when I appraise a place of worship. I don't refer to name of place of worship, which is on the picture. I don't go down that road.

I mean, why do I want to tell the lender who owns it? I just state owner.

Fudge can't figure out why the house two doors down from her in a better school district sells higher and blames it on appraisers. Can't say shes much brighter or intellectualy honest. I prefer the fool over the person hellbent on wrecking the economy for the big bankers.

Chase Commits $3 Million to Appraiser Diversity Initiative​



The Appraisal Institute, Fannie Mae and Freddie Mac today announced that Chase has made a $3 million commitment to the Appraiser Diversity Initiative. In addition to the Chase commitment, Freddie Mac has joined the Appraiser Diversity Initiative as a core partner, providing additional resources and adviser support.

 
Memphis has tons of places of worship. Me and one other guy did most of them for a few years. I would call him. He would call me. No discrimination involved. Many places of worship change who they worship when they sell.
