I'm wondering if the lender/AMC will be paying what the appraiser charges or paying what they've decided to pay....

I am thinking they have a small fee in mind. Smaller than what is appropriate!

It depends who wants to win the race to the bottom the most.
 
Imo a minimum $300, $350 is better and $400- up to X full fee is ideal , but perhaps a full fee is h imo unrealistic. Anything less than a decent fee is a terrible "business decision", because there will never be enough volume to make up for it and it is still an appraisal and the appraiser is needed for their half of the hybrid

Or , you can charge $200 but only sign your first name, as a hybrid. If they want you to sign with your first and last name then it is $400..

I think I saw one say 45 minutes.... really. Tell me, if you are "Totally" automated, how long does a cookie cutter take? Now how long will a rural property take? Tell me that lenders won't expect the very same turn time as a city project and ain't gonna pay a dime more for a desktop in the Panhandle of Oklahoma as for one in Oklahoma City.

There are very few true cookie cutters and most regular subdivision sales have some elements that need attention. For me, the appraisal portion after inspection depends on the property, even for a "regular" house is at least 4 hours. (and up from there ) These companies are wrong when they claim it can be done in 45 minutes because except for the inspection, it is the same 1004 form if hybrid and desktops are tough too wrt all the data verification.

If they fee shop for the lowest fee these products might be done fast and be a mess so whatever happens happens.
 
Full fee. Need to review the 3rd party inspectors work through whatever prior MLS listings / assessment info to make sure it’s not way off.
 
Check and adjust your certifications, check with your E&O to see what is and isn’t covered, and condition and assumption the hell out of it. I would also request that the client provide me with 100% indemnification as they have selected the other providers of information and should be more than willing to stand behind their selection process. I would request full fee plus a 10% hassle factor. Lastly, depending on volume my turn time would be a minimum of 24 hours from when all of the necessary and required information is received. If something is missing or incomplete the 24 hour clock would reset and would not begin running until the needed information is received.
