I HAVE BEEN ADVISED THAT AN AMC I USE IS GOING TO START ASSIGNING DESKTOP REPORTS. LOOKING FOR ADVICE ON CUSTOMARY AND REASONABLE FEES TO CHARGE FOR DESKTOP REPORTS. THEY ARE GOING TO SUPPLY FLOOR PLAN AND PHOTOS AND INSPECTION DATA.

You ask a fair question, but I suspect there will be quite a few critical commentaries about accepting these assignments forthcoming. lol

Customary and Reasonable would seem to be the remaining fee after the normal inspection/trip charge you allocate to your fee structure. Everything else "should" be the same.

If a client cancels your assignment once you've inspected and find something of concern, and you charge them $150 to cover your inspection only, then I'd start with that difference as C&R.

Of course, those from the dark side will say something about hourly rates and nonsense like that but your liability and expertise should be valued in the same manner as other professionals.
 
Why doesnt the OP ask them what is their range of pay :)
 
Since you & your E&O are essentially insuring the appraisal [including their unlicensed data gatherer, digital sketch provider, and via the indemnity clause in your service level agreement] ... don't forget to include a service charge for the privilege :); oh no wait... maybe E&O passes on ALL of that potential liab to you! Better check with your provider.
 
If they consider the inspection process not important enough for us to do it and they only want us doing what we do best (analysis and valuation), then wouldn't C & R be the same as we charge for any opinion of value? Full fee, my opinion of value is the same whether I inspect or not.

Most are anywhere between $150 & $200.00 -Some are less --It's a personal business decision only you can make .
 
2/3rds of the fee for a regular 1004. Calculate: deduct the time for travel, inspection and add for liability. My suggestion.

You can charge what you want, but your order flow will react accordingly.

If these are full form desktop reports (not some AMC specific online template), than I would charge your regular fee minus what you think your time and gas savings are with not having to inspect the property, then add the extra time it takes to verify things you can't by relying on another's inspection and sketch. Remember, your license and E&O are on the line, the inspector has no such issues. That is worth a little extra risk premium for me as well.

But it is all supply and demand--better to just ask what they are paying. Ask for a little more and see what they say. If yes, great, if no, decide if it is worth it to you.

I don't recall if desktops fall under ANSI or not (I've only ever done one). If they do, recognize that a floor plan is typically NOT ANSI-compliant.
