Anyone Sign up with Angie's Leads (Private appraisal phone app)

Private appraisals for the average joe who wants to know how much his house worth isn't usually worth it if you have bank work to draw from, but times are slow.

There's a lot of people who want to know the value of their home. Many people understand that the zestimate is irrelevant. The county assessor is irrelevant. This is also something that could be advertised, like "Don't trust an algorithm! Ask the local experts!"

I could setup an app where people could request a valuation. With the app, they would upload pictures of each room and give quick details about the home, then they would pay within the app. I'm thinking $150-$200 for a desktop value. Turn time is 3 business days from payment. The customer receives a notification when the value is done. It will present the value in a nice display with the most similar comps. They could download the report or email it to themselves. Everything would be done through the app, except my backend valuation work.

Angie charges like $400. No commission or anything. Supposedly there are a lot of leads. Anyone try it before? Any success getting leads? I could advertise in other ways, but it seems like a decent deal. That way I can see if there's a market for these personal desktop assignments before I invest time making the website/app.

I looked into setting up an account with Angie's Leads, it was around $400 to set up my profile and $20-$50 PER LEAD.

I tested it out by seeing how it worked by logging into the Angie's site saying I needed an appraisal in my area, but didn't complete the process, Angie's called me and said they needed some additional information to put me in contact with appraisal professionals in my area, I told the person from Angie's that I no longer needed an appraisal. Two days later a local appraisal company called me saying they had a lead from Angie's. Angie's does not care about giving you good leads for money, just giving you leads for money, even if the lead had already told them they didn't need an appraisal done, I just cost a local appraisal firm $20-$50 even though I told Angie's I didn't need anything. Screwed up system imo.

Thanks. I'm not paying per lead. That's crazy. I asked the guy over the phone if they took commission or a fee and he said no. Weird.

Current idea is to build a 'desktop valuation webapp' that will work across all platforms. It would be targeted at people instead of banks and such. Allow the user to take pictures and notes about their home, which get sent to me so I can put together a valuation report. Then I'll upload the report to the app so the user can see it and download/share it. I'll have to hire a graphic designer because I stink at making things look pretty, and the report has to look modern and fresh. I think I can handle the rest of the UI.

If I can get the app up and running, I'll share everything so that other appraisers can set up their own system.

I still dont' see the demand even with an app but I would love to be proven wrong. BTW it is not an "Evalution report"- it is an appraisal. Even if you give it an other additional marketing name.

The fact that I can call it an appraisal is even better. I just signed up to ChatGPT pro and Github copilot (AI for coding). I'll start after I finish my taxes.

I got a call from Angies Leads this morning after being told i was removed from the call list. Bleh. They use local numbers. Smart.
 

Calling an appraiser is a pain in the butt. Nobody wants to call people anymore. They want to interface on their own time. And appraisal businesses are setup to handle orders from AMCs/banks. They don't prioritize private customers and there's no "private customer pipeline" like appraisalport or appraisaltrac. Go to any appraiser's website and odds are it's the standards a la mode template. People can tell. There's no easy way to request a valuation online. You just fill out a textbox and it sends an email to some secretary. This is a super-dated way to get business.
A lot of appraisers have websites that let you order an appraisal online. Gosh even back in the early 2000's we had that set up.

I understand it isn't a revolutionary idea. I just have to do it really well. Amazon wasn't the first online book-seller. Walmart wasn't the first big-box store. Xerox Alto came way before microsoft windows.

Hey go out there and make it yours. I would look at other appraiser websites to see how yu can improve on them. But you may have already done this.
