Point taken, and you're right - whatever they did to vet this guy to go into people's homes on their behalf, it failed.
As we say in TN. that ain't right.

They need to be licensed GH.

If this had happened in California they'd have already identified him as a CAP (Crime Attracted Person) and therefore a protected minority under the Civil Rights Act.
You can Include NYC, Chicago. One City law says theft/shop lifting under $900 is a misdemeanor and often just dismissed by the DA. I think it is NYC. DA Bragg

I knew that there would be hitches pop up, Like Harry the Inspector letting the Snuffy the family Pet out or worse he lets it out and Snuffy get run over by a car and dies or is crippled. In my wildest thoughts I never imagined some AMC would have a real life hardcore criminal on the list.
 
Just got a Pvt Message from Harry the former aluminum Can Collector Part Time Home Inspector. He said he would be by to collect cans from me again.
 
That can all be true on the 110% basis, and still be almost completely irrelevant to the question of "what is/isn't an appraisal?"

IRL we cannot push on a string. We can't impose more SR1/SR2 on these users than they're willing to buy. We can unilaterally choose to do more but they're not going to pay more for it. Whatever the investors or govt regulators or the state regulators allow or prohibit, all of those decisions will be made without any concern whatsoever for what fee appraisers want.

As for the minimum amount of personal inspection it takes to make an appraisal marketable to it's users, I'll point out that an appraiser performing an exterior-only 2055 can't see anymore from the curb than they can see from a Google Streets image. And in terms of info an appraiser can use, their 2005 "inspection" will not generate anywhere near the amount of information or imagery that one of these PDCs will contain.
I wouldn't want my retirement funds relying on 2055 documented mortgage backed securities either.
 
All this jousting back and forth is loads of fun to read. However, let’s recap what just happened once again.

A convicted thug was hired to inspect an unsuspecting homeowner‘s dwelling. Think about that. This criminal took part in the organized robbery of over a million dollars from a transport truck, so we can safely assume he wasn‘t any more trustworthy at grandma’s home either as he looked through her belongings. Or the disabled person. Or the single mom with little kids. Or that trusting soul who allowed him to be in the home alone because he/she had to work.

At this moment, I’m not concerned with the appraisal profession. I don’t care about the sensibilities of the promoters of this insanity, nor those who continue to make excuses for the process. To be blunt, I don’t care who this criticism offends, as long as it hits home somewhere.

I’m not reading anything revealing outrage from those who should truly be angry. Just because knowledge and technology increases, doesn’t give us a license to get stupid or naive.

By the looks of it, some on this thread are perfectly fine with Paschal and Elmo completing these " inspections." :sneaky: Don't forget to get your background check and ensure all your USPAP boxes are checked. :rof:
