AMC hires Convicted Felon as Property Data Collector

This is insane one guy has a record so what. We have plumbers, electricians, handymen, painters, appliance repair people, gardeners, carpet installers going to homes everyday.
Many have no licenses but a license does not make someone honest its a fee paid to a govt agency.

We are talking like every person who signs up to do inspections is a criminal. GET FOCUSED we don't like it because it takes work away from appraisers all the other chatter is just pure Non-Sense.

They will be getting Certifications or Licenses and companies hiring them will also get back ground checks . Sensationalizing one case where the poor criminal never even did a inspection is stupid and doesnt help our cause at all.

I am not a liberal but I dont care what inspectors get paid - Give them a back ground test and
a 21 year old may be able to do 5 to 10 a day and at $100 bucks a pop not bad. Many appraisers will be doing them because they dont have enough work anyway.
 
It's all going to come down to, and don't laugh, Public Trust.

If the buying, borrowing public do not want unlicensed PDC's in their homes and they don't "trust them".....then that model will fail.

The AMC model "should" have failed already however, the borrowing public thought it was the appraisers. And to some extent, it was. The appraisers were being paid a pittance so they took shortcuts. Problem is, the appraisers were signing to those certifications like they didn't mean anything. You still had to do all the work even if you got paid $150 bucks. No one put a gun to their head to take that fee.

Teachers, airline pilots, sanitary workers and even Starbucks Baristas have all been on strike and in the news for better wages and working conditions.

Appraisers complain and rant on blogs and forums and do nothing.

And the more should go to the "professionals" that risk losing, not just their licenses and their clients, but their livelihoods. Instead of restricting them to less, so those with less to lose can find something that won't be enough.

On the one hand, I completely agree with everyone who is worried about their economic interests going forward. They should be worried. I know I'm worried for my own interests.

But as far as "more should go" to the professionals, the cliche exists because it's true, that "by definition, what should be....usually isn't". Anyone who is waiting for "fair" from these lenders is going to lead a very unhappy life.

25 years ago computer repair was seen as an occupation with considerable growth opportunity. Advances in both technology and commerce have since rendered unmarketable all that training and all those skills. Even if you can find a competent computer tech, their hourly rate is but half that of a garden variety auto mechanic. The more mature the tech gets the simpler it becomes to operate and the less skill it takes to make it work at the user level.

The public also has a negative view of appraisers as they have been told that we are all white racists and inspectors will protect them from appraiser bias. just ask VP Harris and Biden and HUD on what the PAVE Program is all about. " Appraisers are bad people- Inspectors are good people " its as simple as that.

That may be true. However, it also may be a situation where the public is going from the frying pan Into the fire. The PDC very well may be a God awful catastrophe where, like George says, the drones and robotic dogs will be next up.

From reading the public comments on the news stories where appraisers were made to be racists, a majority of the public comments were calling BS on that.

Most people know it's pandering for votes by this administration.

Collateral underwater has gotten extremely sophisticated. It knows when appraisers are pulling numbers from their a***s, not supporting their adjustments and using the wrong sales as comps. It's all the Errors By The appraisers. That's what all this is about.
 
This is all about money and control, and eventually, everybody will be a renter and the landlords will/are major political donors.

Much of this is not much different than history in England at the end of the reign of Henry VIII. Sure different names and more government agencies, which makes the swamp that much larger than history had to deal with.

The goal is to eliminate appraisers and the Inspectors are just a pre-curser to develop a larger Boots on Ground BETA model that will take a year or two to iron out the bugs. Once its worked out appraisers will not be needed on many assignments as the lender can use the inspection report along with a AVM or other Fannie Approve Program to determine what loan amount will be made. ( remember a Waiver is not an appraisal ) keep focused on the end game and adapt your life and business model around the prospect that for many this will no longer be a viable career. If your near retirement ride it out or just turn the lights off,

In all fairness there is nothing they can do but rant or get into another occupation.
