You, a retired appraiser, in here making jokes about appraisers going out of business with smiley faces is just annoying.

We are not retired but now do real estate consulting. But yes-we do not drive around measuring homes or taking photos of comps. Just like our Brokers Licenses we do not list and sell residential real estate but we advise on what evaluations may be required.

When we managed a fee panel I had guys like you tell me I was not a real appraiser and the same when they were upset about a bad review. They love to attack the messengers . Mots people at Fannie- Freddie HUD etc are not out in the field measuring houses, but most have years of appraisal experience out in the field.

There is no glory carrying a-Old Rusty Tape around and ranting about AMCs and the bad GSEs and is not a sign of success. Be nice to the ones who are good enough to come on the AF and tell us what their agencies are doing. We do no have to agree with heir employers policies, but we also do not need to attack the messengers who are just trying to do their best.

I'll wager that most of the folks actually working there do not think that. But they have to "tack" to the prevailing political winds blowing out of DC.

Like it or not, those are the "rules of the game". If you want to keep playing, you have to stay within those rules ... :unsure:

Very true and Funny a 80 year old white guy, who runs the Nations Plantations is the one who says we are all white male racists . Go figure :)

Stop posting falsehoods-

The PAVE task force did not say appraisers are 97% white male racists - it said 97% are white ? and whatever percent are male and addressed an issue of possible racial bias.
 
Oh, sorry - I should have been more clear. I saw that someone posted a claim that Freddie had stated that. However, I am not aware of anyone at Freddie actually saying it, and none of the articles I could find parroting that claim contained any actual citation of a Freddie source.

You should have tried a little harder. And before you say he no longer works for Freddie, he was the vice president of Single-Family Business at Freddie for seven years. If anyone does not think this has been in the works for years, you are naïve beyond belief or simply trolling.

According to reports from Fannie Mae and Freddie Mac, both companies are waiving appraisal requirements in some circumstances. This is because their automated software is able to use previous and current data from the market, and even on the home itself, to determine whether or not an appraisal is necessary. If it isn’t, they will forego the appraisal.

“By leveraging big data and advanced analytics, as well as 40+ years of historical data, we’re cutting costs and speeding up the closing process for borrowers,” said David Lowman, executive vice president of Freddie Mac’s Single-Family Business. “At the same time, we’re providing immediate collateral representation and warranty relief to lenders. This is just one example of how we are reimagining the mortgage process to create a better experience for consumers and lenders.”
