Yes, I was pulled back in from semiretirement. Trump years were slow times.

At least all those mean old mortgage brokers are regulated now, and not pressuring anyone for higher values or comp checks.

Consolidation of clients is so much better
But as appraisers leave, what's left of them will also be consolidated, because independence is not easily managed or controlled. and heck, that's what so many wanted a decade+ ago.

Problem: large AMCs with a monopoly sending orders for $285?

If there are appraisers accepting orders at $285, there is no way I can work at those low fees.
I have no choice but to quit ...or go back to semiretirement like now.
