20 yrs doing VA but never have had a hardship dwelling

I am lost. I didn't follow the question well. This is site built. The house should contribute to value. I thought it was like a manufactured house that somebody brought there.

That is a question for the County and the title opinion lawyer. That is a legal question.

Talk to bank on title opinion and the County. Get title opinion lawyer's name. Call them. You know where the County official is.

As long as that house can be transferred with the land, don't worry about the breaks or whatever the owner is getting on their loan or whatever.

Their breaks won't transfer with the real property. If the land was leased, it might be different. I don't think that is the case. County official and title opinion lawyer will tell you all you need to roll on.

Your appraising fee simple rights on the real property.

The house is fine. The additional mobile home can't be transferred with the land, only applies to the owner under hardship who has to qualifyevery 2 years, be 62, submit income, be in bad health, etc.. It's meant to be a temporary mobile home, nor meant to be permanent for family or heathcare assistance. I just looked up Clark county, Washington hardship mobile home permit, and the rules came right up. I've never seen this in Tennessee.

Just don't give any value to mobile home. It is not real property. Like previous poster said. Deduct cost to remove mobile home.

They say this is site built home. This is not a mobile home.
 
see, I missed that part too. Now it is just legal issues. We have real property on calendar now.
 
A deed restriction could have a bearing but the title lawyer would pick that up.

No. This "hardship" permit is sort of like the tax freeze for the elderly in our state, you have to reapply for it and meet qualifications.
