The Site Is Really Buggy

Kinda surprised Wayne has no back up gas-propane generator- I know we had our servers connected to one
so when power outages came we did not go down,. Today there real cheap and one can set it up even at a residential house for less than $1,000 for a good one and you can also run your homes electric too :) LOL
It wasn't my power that was out it was a mega data center that the forum is routed through. I had no control.

That is hard to believe. This "power outage" comes just days after a very major failure that lasted only 37 minutes:

Something is amiss over there, they are not telling the whole story.

33% of the 10,000 most popular websites use Cloudflare:

So, you can assume this will have a negative impact on their business. ....

When the site is blocked, I always figure its because I'm in the dog house for something I did. I share the distinction of being banned for life by Leo Laporte, along with John Dvorak.

about all I see are really old people. Grey, partially grey, and dyed hair. People who look just this side of the grave.
Those dudes sound like racists. :)

I used to read Dvorak's articles in PC Magazine all the time - well 2-3 decades ago. They eventually fired him for writing an article that questioned the safety of 5G. He also was somewhat anti-Apple and questioned the MacIntosh mouse when it first came out, Steve Jobs's competence in 1985, and so on and so forth. Well, yeah, no one is perfect.

I kind of agree with Bard:

"Commercial appraisers in the future will need to be very competent at statistics and programming. This is because DCF valuations are becoming increasingly complex and data-driven.

To use DCF effectively, appraisers need to be able to:

  • Collect and analyze large amounts of data
  • Build and use complex financial models
  • Forecast future cash flows under different scenarios
  • Use statistical methods to assess the risk of future cash flows
  • Use programming languages to automate repetitive tasks and to create custom valuation models
In the past, commercial appraisers relied primarily on their judgment and experience to value assets. However, as DCF valuations become more complex, it is becoming increasingly important for appraisers to have a strong foundation in statistics and programming.

There are a number of ways that commercial appraisers can develop their skills in statistics and programming. Some appraisers may choose to pursue a degree in a related field, such as finance, economics, or data science. Others may choose to take online courses or workshops. There are also a number of professional organizations that offer training programs for commercial appraisers.

Overall, it is clear that statistics and programming will become increasingly important for commercial appraisers in the future. Appraisers who develop these skills will be well-positioned to succeed in the ever-changing world of commercial real estate appraisal."

S-l-o-w-l-y change will come. But it will totally bypass the Appraisal Institute and other appraisal organizations. You will see it only somewhat in some of the more advanced appraisers - who do what they do only because it just makes sense. And to be honest, the only evidence I have actually seen of progress by other appraisers just scratches the surface.
