TAF paid over 500K to the Law Firm trying to destroy Shane Lanham

There are three branches of the Appraisal Foundation:

1. Appraisal Practices Board (APB)

- Establishes best practices in the appraisal industry.
- Offers opinions on preferred methodologies.

2. Appraisal Standards Board (ASB)

- Sets standards for completing and reporting appraisals.
- Promotes enforcement of the universal standards.

3. Appraiser Qualification Board (AQB)

- Set standards for licensing and certification nationwide.
- Qualifications measured by experience, education, and examinations.

This is the way it works.

  • TAF provides the noose in the form of USPAP.
  • The ASC tells the states to bypass their administrative laws and pass each subsequent update to USPAP, essentially telling them to break state laws to get the current USPAP passed even though it's not enforceable.
  • The state boards(made up of your competitors) are the executioners. They wrap the noose around your neck and do the hanging. The only problem is that the executioners either don't understand the instructions or are entangled in one conflict of interest after another. The result is that injustices are frequently carried out.

TAF is not part of the govt and does not have an enforcement arm. They don't have legal access to any of those reports nor any means to impose sanctions of any type on anyone other than members of their boards and the instruction certs of the USPAP instructors.

And none of that is a matter of opinion, either.

BTW, you may perhaps have noticed this about the Appraisal Institute (and all the other professional orgs):
This is the way it works.

  • The AI tells their local chapters to enforce those ethical standards.
  • The local chapters (made up of your competitors) are the executioners. They wrap the noose around your neck and do the hanging. Appraiser regulation in Ohio falls under the Ohio Revised Code. Which has to be passed by the legislature.
 
It was Congress that imposed appraiser licensing/regulation on the states. AND it was Congress that chose to designate TAF (instead of the Appraisal Institute) as the source for Appraiser Qualifications and Appraisal Standards criteria.

Maybe so, although AARO isn't actually a govt agency, either. Regardless, they're not going to get access to that appraisal report except via the board in Maryland. I don't know one way or another if the board has the authority to provide an appraisal to an outside non-government org.

Good for Ohio, but that's not the case in quite a few States. Florida has also abided by the Law. The ASC is asking the States to circumvent their State laws, and they need to be held accountable. As does TAF for their Political pandering and self-preservation agenda, which is killing the industry.
