Yet they side with organizations attacking appraisers for being well-qualified and professional. Attacking them for using market based adjustments rather than some fake "industry standard" that was completely made up. Good luck trying to convince these people. They are suffering from something similar to Stockholm syndrome. Apparently they still believe they have to abide by the NDA they signed with TAF. Who knows maybe they do.

Perhaps you can articulate exactly how TAF could have contradicted the findings of the activists - who BTW are mounting the same attacks on most sectors of commerce in America. Not just bankers and appraisers.

What data/analyses/conclusions could TAF have cited in support of a denial of those accusations - however flawed those other arguments? Do you think a "just say no" denial would have been effective in the current political environment? Or citing a competing study from an equally biased source that used the same "results are different" approach the Brookings study used?

Throwing rocks is easy and doesn't require any original thinking; coming up with reasonable alternatives is a lot harder. Under the circumstances as they actually exist, how could TAF have done differently in this controversy?

But that would go against the narrative that the first appraiser lowballed the property because he is racist. The second appraiser did as instructed and is a good boy in the eyes of TAF.

TAF is not part of the govt and does not have an enforcement arm. They don't have legal access to any of those reports nor any means to impose sanctions of any type on anyone other than members of their boards and the instruction certs of the USPAP instructors.

And none of that is a matter of opinion, either.

What "arm" of TAF is that?

There are three branches of the Appraisal Foundation:

1. Appraisal Practices Board (APB)

- Establishes best practices in the appraisal industry.
- Offers opinions on preferred methodologies.

2. Appraisal Standards Board (ASB)

- Sets standards for completing and reporting appraisals.
- Promotes enforcement of the universal standards.

3. Appraiser Qualification Board (AQB)

- Set standards for licensing and certification nationwide.
- Qualifications measured by experience, education, and examinations.

"Promotes" doesn't mean "authority to enforce". Teaching the state boards about what is/isnt USPAP serves to "promote" fair and equal enforcement of appraisal standards but that isn't the same thing as them having the means to dictate policy or punish non-compliance at the states. The states answer to the ASC, not The Appraisal Foundation.

As an aside, I completely agree that the dueling reports should be reviewed in every one of these situations, and the results publicly disclosed. That's the only fair way to see who is doing what. But IMO the logical venue for those reviews would be at HUD. And at the state boards, of course.
