Hard to believe there is a profession where bids are sent out for 3 digit work products
It was a good article. I can't remember which thread it was in. But like I said in that thread. It does little if any good if it doesn't get out to the consumer. I doubt few if any consumers follow him or subscribe to his emails. For all intents and purposes he is preaching to the choirCan anyone who got it post the Boggett article where he appeals to the fee issue on a consumer level?
I always argued that it impacts consumers in that of course, they can not choose the appraiser and trust that the lender is electing the more qualified, ot a fee bid like a street auction for low fee of $20 "winning " the order for the biggest asset for many Americans.
I have pointed out numerous times in these threads that in direct order ( no AMC involved ) the lenders do not fee bid out regular orders and have no incentive to shop for a fee below the area C And R they pay - whereas AMCs;s have great incentive to pay low/solicit lower bids, since tehri compensation comes from the split of the appraisal fee rather than tehri lender customer paying fo their services as a cost ( which how most businesses operate )

I noticed when I make a bid on fee and turnaround time, I add a comment about property and it's complexity to let them know I'm knowledgeable

Social media is not going to get it to the consumer. How many "consumers" do you think are interested in appraisal topics. If they aren't it won't even show up on their accountstoo much opinion and truth is flagged by social media as "untrue". 90% of it isn't either true nor false, but clearly labeled opinion.
Is it not about "screw capitalism." (saying that denigrates appraisers. ). Appraisers are not "raging against capitalism/." They are telling the truth about being systemically marginalized to the point where they can not survive except at the edges in the res mortgage end. To the points where they can not function as intended as an independent third party role. Note that it is impossible to be in that role if appraisers are not able to support themselves due to the subpar fees present in the work that flows through teh AMC pipeline.My thinking is that if you can prompt the politicians to hold hearings on the matter some news outlets might pick up on it in furtherance of their "screw capitalism" narrative. There's plenty of rage on that theme among appraisers.
And that type of attitude needs to be kept out of the conversation when it comes to the consumer and AMC fees. It needs to be all about the AMCs. It needs to be directed at the high AMC fees with limited benefit to the consumer. It needs to be able to garner the attention of the general public. Like the appraisal "bias" stories.
