Its Board of Supervisors recently approved an ordinance allowing tiny homes on wheels (THOWs) as permanent residences, a decision that aligns with the growing movement toward minimalism, cost savings, and eco-friendly living."
 
Sounds good if you like living in a closet. So how many can you put on an acre. Now you have congestion & grid lock when all them tiny houses drivers leave at the same time in that project.
 

 
How can you do a mortgage on a home with wheels that can be moved on any day?
If an $80k pickup can be financed for 8 years then anything else on wheels can be financed similarly. The pad it sits on can be rented, leased or purchased; depending on the ownership and operation thereof. Maybe the resident cuts 2 checks.

How can you do a mortgage on a home with wheels that can be moved on any day?

Just walk into a dealer. They'll loan you $250K on one of these in a heartbeat.

Interesting to see if residential lot prices go up in response. FYI Nevada County is a mostly rugged area in the Sierras.
 
Financing for non-SFRs is whole different ballgame.
 
How can you do a mortgage on a home with wheels that can be moved on any day?
Sometimes they give them a mortgage and they can be moved even if they don’t have wheels. I had a double wide drive -by foreclosure once and when I got to the property, the doublewide was gone and a three car garage was still there. Google street photos, MLS and tax photos showed a double wide. It was an AMC assignment, when I notified them what I had they were shocked. I had to exchange a few emails to explain what was going on and prove that it was the correct site. It was for Mr. Vann’s AMC and I remember exchanging emails with him. George is a good ole boy, I always liked him even though was with an AMC. I ended up taking multiple photos to prove it was gone, some trailers just don’t like their neighborhood. You see some weird things in this business, sometimes the weirdest things are what you don’t see especially when you expect to see a double wide and you don’t.

I can beat that! I got there are only half the double wide was there. I guess they had one truck scheduled to haul both sides?

That saran wrap over the open side doesn't look so great when it has been sitting there for awhile.
