Shes got the goods on them, no doubt.
If she had the goods on anybody, she would not being something so stupid and unhinged that it could end up with her in prison on a charge of making terroristic threats.
 
No doubt about that, just saying it could get even worse if they implemented the appraisal "modernization" approaches.
I'm a proponent of technology to make one's job easier. Technology is not infallible, and in the hands of corporate shysters, it becomes even more dangerous. “Modernization ” is code for profits mostly for corporate gangbangers
 
For a hybrid appraisal the appraiser very clearly indicates that the property was not inspected by the appraiser. That is far different than the scenario presented in the FAQ.
Yes....I know..... I posted that to indicate the hypocrisy of it all.....
 
Are you suggesting that the healthcare industry in this country isn’t in chaos? I was in Spain last year and had to take my mom to a private clinic where she spent the entire day. She was treated by doctors with the assistance of nurses, who diagnosed her issue. The final bill was $800.

In contrast, I had a routine check-up last year where I underwent simple blood work and an EKG, both performed by either a nurse practitioner or a staff member. When I received the bill months later, the charge to the insurance company was over $3,500. Why the stark difference? It’s because one system is entirely driven by profit, while the other prioritizes the patient and pays the doctor a reasonable fee for their services.
I was merely illustrating a situation outside of appraisal where data collection that required no special training was used to collect far more information than the formally traditional process and actually produces better results, while freeing the professional up to concentrate on the thing the professional was formally trained to do.
 
As usual, it’s quite a leap going from a nurse practitioner or PA, who are typically still at the top of their class at every level of education they’ve been to along with years of advanced collegiate degrees to USPAP doesn’t even require an inspection so send this out of work agent to act as the field appraiser.

When you can talk your AMC buddies into sending people with doctorate degrees out to do the fieldwork, let me know

She clearly had a mental breakdown. In the video, she mentions that she hadn't been paid by Freddie in two years. It's worth noting that she was part of the tech department at Freddie, where she was involved in building AI for the company. That should explain a lot.

Since you are making that comparison, can you provide a list of the formal training that appraisers are required to have related to property inspection? Thanks.

Other than the 2 years of supervised real world experience?

You don’t learn to inspect a property in a classroom.

Or by wearing goggles.
 
Desktops and exterior drive byes starting at $500.00....Anyone asking about USPAP compliance or saying they can only create a credible report by doing a physical inspection ? Ask 100 appraisers offline and 90 will take them all day long and the remaining 10 only do VA....Lmao
Of course..... when I did drive-bys, I always came in at the most probable price....on the conservative side of the adjusted sales. After all..... I only viewed the subject's front and side views from the street, I didn't walk through, observe, inspect the interior as, it's wasn't part of the scope.

When appraisers do hybrids, if the number is not right, even though they didn't inspect, they get ROV's Lol
 
It was the appraiser's dishonesty when they falsely said they performed the personal inspection.
I wonder what would happen to the PDC who showed up to the subject, and stated "I'm the appraiser" to the borrower....:unsure:
