I put a listing up Sunday morning last week and got an over list offer 2 days later in northern VA
Did you list the property low on purpose?

I saw my commercial tenant last week and he asked if I wanted to sell my property.
Sure and he said he will find out about Small Business loan.
Don't know if I can be objective in determining the sales price.
He said he will ask his broker on the price.
 
over list still happens here although this was only 1k but the contract was as clean as can be
 
Prices are still going up for the most part. Not like during the pandemic but more like 3% per year. There is a listing near me that was listed for $1.775m last year that expired and now it is under contract for $1.95m. But at the same time there are other houses selling for about the same as 2-3 years ago.
 
Stable to increasing is how I would describe it. The only exception is condos. Condo market is bad. A lot of developers are pivoting to rentals.

Look at this listing history. Couldn't sell for a whole year in 2024 with list price between $3 million and $4.7 million. This year they listed for $10 million and under contract in 31 days. Changed nothing.

No way this is worth $10. Some wierd stuff going on these days.

Obviously something rotten. Question: Do automatic valuation services and/or waivers that don't require an appraiser "catch" potential malfeasance like this and/or anything in the prior transfer history of a potential comparable property that might impinge credibliity of the selling prices????

Based on no transactions. They change it to the list price.
WOW. While we get regulated more n more n more, as the last line of defense against unbridled corruption n collusion...
