This could work both ways, a god send for the older appraisers who don't want to fully retire or quit but don't want to fight California freeway insanity 2 to 4 hours everyday. For some become a PDC inspector, others, may elect to do the appraisal portions without leaving the office.

This is what my mentor tried to do. He hates Southern California freeways.... and people. He doesn't want to deal with them. When we teamed up, I was the one who always dealt with the Realtors or the homeowners because I don't mind hobnobbing. It's not what you say to people, it's how you make them feel.

But he also found out that the pdc's effed up they're measuring, descriptions. It was a pain to decipher. Inspecting the subject and delineating the neighborhood is everything.

Yeah it's going to take time to work the bug's out but many old timers couldn't let their own trainees ever go out alone because they didn't trust or like their work. Most will have to do traditional full appraisals or retire.

One thing's for sure.... I'm not doing the reporting side of hybrids on multi million dollar properties for $125 bucks...F that. I'll do the PDC side and hobnobb with the hot stay at home moms and take pictures Lol

Best job for young guy is cleaning pools in high end neighborhoods...lol
 
What new term in USPAP that relates to this situation do you think was fabricated or altered in intent within the last 20 years?

And stop whining about semantics. The entire purpose of clarifying USPAP and the legalese writing is to inhibit the ability of the donkeys and their lawyers to get away with misuse of these terms. Every time the belligerents lose an argument based on their misread of the fundamental concepts and principles they always revert to blaming the semantics for not meaning what they thought it meant. We can practically set our watches to the timing of those pivots.

As for the states, they are free to add extra requirements and limitations of their own to their laws and regs. In the event of a conflict the law always prevails. No question.
You should stop defending the immoral and unethical behavior that occurs in this profession. Hold yourself to a higher standard. In the end, you won’t want to be associated with that crew.
 
the sow rule clearly states that the client objectives should not get in the way of a credible report... :ROFLMAO:
 
maybe...the gse's can delegate inspection terms and such to ansi :rof:

Simple just don't do anything but full appraisals with inspection. You can't fight the GSE, you can hate them or cry and whine, but nothing's changing.
