What Idiots would do those at $50.00 per hour ? Folk's who never learned poor work habits or who don't like spending hours driving in congestive freeways. Dealing with hard to schedule appointments, ones who may have kid's at home.

Believe it or not most folk's don't see any glamorous or great things, about hoping someone's going to E Mail you an order and you don't know if it's your last.

Plus car, insurance, gasoline and the risks while driving comps. Hell I could sell this all day long to younger people. Or older appraisers.
 
I don't understand why you people that are not involved with GSE appraisals have so much to say about it.

It is almost like you guys enjoy sticking it to people that are worried about being impacted by it.

We own stock in AMCs and day Trade Fannie and Freddie. Lmao
 
From a time management situation one could surmise, that if one persons doing the inspection, and the appraiser doing the valuation portion at say 3 hours each.

On a $50 per hour flat rate the appraisers at $150.00 and at $30 for inspectors we have $90. For a total of $240.00 the entire appraisal report can be completed and delivered to the client's.

The positive time wise, is the appraiser doesn't need to leave his home, he's free to do appraisals all day and night and even on weekends. No schedule conflicts.

Unfortunate but the lenders will need 2/3rds less appraisers, but need to train thousands of inspectors who work 7 days a week, delivering their inspections, so the desk appraisers can finish a minimum of 4 per day.

The high volume hybrid appraisers can make $600.00 per day in their pajamas without even needing a car or gas or wasting time driving around. Just like any factory., the assembly line approach, makes it much faster and cheaper to operate.
That's the same logic that AMCs used for lower fees. You can make it up with volume. Except the volume never came.

Again, the old ploy, you will make it up with volume that never shows.
 
I really don't see hybrids working out. It would have to take another surge in mortgage originations like during the pandemic. And even then it is unknown if it would work out since appraisers would be too busy doing regular appraisals to want to do hybrids.

It's just a really goofy product. I think the odds of receiving an inspection based waiver being approved would need to be high for the originators to go that route. If not, then it is just better to get a regular appraisal.

That's true there, was a over supply of appraisers in my area. My guess is the wonks and bean counters see way fewer appraisers, and to fill the gap they see a model where appraisers do the valuations and non appraisers do inspections.

If appraisers were spending all their time doing valuation work, that frees up tons of time. It won't work in rural areas but in major population center's it would.
