With all of the focus over the past few years on objectivity and there is no such thing as a desirable neighborhood- I would love to see some transparency that appraisal waivers are being granted equally in all markets, because I doubt they are.

No mostly in cookie cutter urban
areas were even Zillow is often within
2% to 3% variance in the median.

Where I live a Waiver is extremely good. But not good in rural or non conforming communities.

When we received a waiver on a rural property or non cookie cutter, the owners almost always, ignored it and ordered a full 1004 appraisal.

Hey TC..... inquiring minds have to know. How much more are you going to net on property data collection flying a drone? I know you're taking lessons, is there a want or a need from the lenders for drone pics?

I've been seeing a number of MLS listings with nothing but drone pics. That's annoying.
