GSE Waiver & Data Collection Data

I don’t know anyone who likes the product the unlicensed field appraisers are doing. From agents, mortgage professionals, etc. The only folks I know that seem to still push this model or the ones that you have to assume are getting kickbacks to do so.
How many insiders do you know ?
That's all that matter's, remember the Realtors and loan officer's also don't like losing control of whose doing what.

They can make deals with appraisers but it's harder to influence an inspector who they don't know and who can't be pressured to never work again if he F up.

The infiltration of fee panels within AMCs influenced by loan officers and agents, is larger than most can imagine. The panels within the panels model.

it used to be black helicopters and tin foil hats...now it is kickbacks and white envelopes :rof:

So if the current Waiver data and hybrids data is correct, then as much as 85% of conventional loans may start to see the 1004 be rarely ordered in year 2026.

Time for Loan Production Appraisers to add new option's, to their Menu's going forward. Rural and High-End appraisers may be the only winners starting in 2026.
Cannot wait for the GSEs to separate the data on hybrids, waivers and traditional 1004.

Get out while you can...

I haven't got one single request for a hybrid and I am on almost every AMC list.

All of my work is FHA, complex non-conforming or value issues.

THANKS Fannie and Freddie!

Maybe you can contact rocket, UWM, or one of the AMCs or national firms to send some of those hybrids my way?

I'm glad plumbing is picking back up.....

influenced by loan officers
I would demur, a true "loan officer" has skin in the game and gets fired for making bad loans. The "loan originators" OTOH are commission based, unlike the salaried loan officers. They want to make all loans and sell to FNMA. The loan officer OTOH are playing with the bank's money and if the bank loses money it reduces their bonus and if too many bad loans, it costs them their job.

Loan originators are simply mortgage brokers who work for the secondary market branch of a bank.

So tell me, how in the hell is that fair for lenders that have direct panels? Assuming I'm reading this correctly?

They will be forced (for the most part) to use hybrids?

No wonder why all of my direct clients use AMCs for hybrids and use their panel for 1004s.
No lender is ever forced to order a hybrid appraisal, they are only given the option to do so on most loans. Any lenders who are ordering hybrids at this point (while business is slow and aprpaiser are not busy) are using hybrids because that is what they want to do. Again, thusfar, we have not seen a significant volume of hybrid appraisals and I would not expect to see a significant volume until and unless there is a boom in mortgage volume, but only time will tell.

I doubt you'll ever get any hybrids because, im assuming the Lenders and AMCs have data bases showing which PDC inspectors are located, and which appraisers have done hybrids, and continue to do them.

Your simply not on or in the experienced preferred hybrid list. The managers of fee panel's quickly learn which appraisers are open and wanting to do certain product's and don't waste time sending orders to the 1004 only appraisers.

What source did that come from...that seems like someone fed you that answer.....

Fwiw, I agree.

Terrell we don't really have true loan officer's out here like the old days, except in the wealth clients and commercial loan departments and large jumbo portfolio loans.

The banks use loan originators but on salary where the brokers and mortgage bankers are mostly commissioned who take applications. The Underwriters today are what 30 years ago would have been approved by a real loan officer.
