1004d recertification of value

I completed the original proposed appraisal 11 months ago for a proposed construction. Now the lender is ordering a 1004d recertification of value. Is there a certain time frame these can be completed after OA?

I have no idea, but that should be up to the lender.

FWIW the 1004 D is no longer called a recent of value. It is called an appraisal update and is considered a new assignment, although some lenders seem not to be aware of it. Make sure you disclose that you did a prior service on the subject property in the report. os are
 
12 month's in general with some exceptions. But read the Certification
and the form, as I recall it's printed 12 month's.

Probably because construction is now complete and they want to make sure that value has not declined since the OA

What should be included with the update?
 
I personally take new photos of exterior completed, including the street. Attach to 1004 D.

I attach a short list of the sales I looked up to support checking the value did not decline ( if that is the case)

You are going by your client’s parameters. Give the a recertification of value. Explain the research you did and give them an invoice.

It's up to the appraiser. You know how much the relevant market as changed. If you feel that a fresh start is needed... then, decline and tell them why you're declining. If you are okay with doing a "recert' but it's going to require finding and analyzing current comparable sales.... then, accept it and quote a fee that will compensate for the time you will need to spend on it.
