I still don’t see anything indicating the assertion of persistent delay. There was a built in multi year period to allow for all the system changes needed, and none of that work could begin until the spec was complete
Doesn't really matter to me Danny, but I really don't think this is something to defend. It isn't as though Fan or Fred have ever been known as being early to anything. We could talk about historical timelines dealing with many things that haven't always panned out as well.

But as to this discussion - My entire group was part of an online meeting in 2023, long after the 2022 announcement, and the new URAR was initially going to be rolled out in late 2024 for full implementation. We even saw some of the format changes back then already in place. I believe you were part of that meeting - I know for sure that Lyle was because one of my appraisers spoke with him online. That was a meeting actually involving many changes, and PDCs, hybrids, etc came up as well. There was a URAR class since the 2022 announcement that quoted projections of 2023 and 2024 for the form changes right on the power point. As I said, I'm no Coach follower, but his cynicism isn't unwarranted.
 
There are going to be younger appraisers and older ones staying active so Danny or anyone in the profession has to be positive and help folks adapt to the new forms and the industry as it evolves.

There are plenty of doom and gloomers who are going to quit or go bankrupt and it's not even good for them to keep trying to pound a square peg into a round hole.

The slide rules and steel tapes are being done away with. Embrace it or move on in life. It's bad for one's mental and physical health.

But your not David and the GSEs are not Goliath and this isn't a spiritual battle or one that god even cares about. The GSE is not even human it's a paper corporation so stone's won't hurt it. You need to come up with some better metaphors and learn how and when to bring scripture into it.
 
Mine has a rubber case, and just as NC Appraising said - An umbrella works whether using a tablet or a piece of paper.
Best case is the cheapest kids case. Foam type. It has a handle...dropped it multiple times.

Fwiw, if yours an apple type...get the 2022 model. Wide screen and lidar.

Can't live without wide screen.

My Samsung has a flash, widescreen and works with cubicasa....when I decide to go that route.
