So I asked ChatGPT a question about our profession...

You talk about .8 of a foot here, but your prior posts mentioned.8 of an inch. Perhaps that is the disconnect?
Sorry. Cubicasa came back in inches and my tablet is in tenths of a foot. It was a fast post. By bad.


FWIW, I want products like this to work. I really wanted scan to sketch to work.

I think cubicasa maybe close enough, but i wish that it could be more easily edited....but I understand why it is not for obvious reasons.


The guy at aloft is working on one. Maybe it will be editable? But then again, I hope alamode scan to sketch pulls thru...ps alamode I use a samsung...

Trust me cubi is owned by clear crapital if I'm correct. I don't want to support them in any way.

That's why I had high hopes for scan to sketch. Although I prefer to have a product like cubi but editable.
 
Once you come to peace with your fate it's easier to get peace. Your Ship Sailed and it's never coming back. Repeat that 100 time's each morning and look for another independent profession like dog grooming or even a gardner or small engine repair guy.

There are hundreds of choices but they all require actual work and showing up to the job. That's the part old appraisers don't like. Lol
Had to get a 75' sewer line rodded today, for minor tree root blockage (according to technician) $720 for 45 minute job.

Beater van, hand tools which we all have already and a couple of rodding machines. $5-10K investment tops.
If I were young and handy today that would be my direction along with water heater replacements. Just gauge the subdivision age and flood it with marketing. You may not work outside of there for months!

And the GSE guys claim appraisers can make bank with PDRs/Hybrids after everything we do to become and stay certified. I challenge anyone who believes the AMCs who control the PDR/Hybrid market pay anywhere near what a plumber gets on an hourly basis.

It's a dang shame people are selling PAREA and Practicum classes with the promise that the future of GSE residential work is bright.

Fannie was never your friend. They're their own friend, just like every other lending entity.

We charge per job, but most of our competitors charge 150 an hour.

We just finished up a re-pipe job at $20,000. Took three days and had around $3,700 in parts.

Most of the plumbers and HVAC employees are making over a 100 grand with all benifits....they are good salesmen.

What most leave out is the fact that our, the appraisal profession is cyclical. Feast and famine.


6 years of making bank six years just trying to survive. If you average it out and take the lack of benefits, we really do not make that much.
