$25,000 Adjustment for EV Charger

Cost does not equal value but it has a relation to value.
If that type of charger is available to buy for ( example ) $1000, and perhaps electrical install costs an additional $2000 , why would an informed buyer pay $25,000 for it as a premium?

MV refers to a well-informed buyer, not the outlier idiot buyer.

Did your mom tell you to consult with AI to come up with an answer? Even assuming that AI is correct and an EV charger adds 1 to 3% to the value of a home, that is still a long way off from the 8% that the appraiser claimed it added to the value of the subject property in the apprasial I am referencing.
