What condition rating is this kitchen indicative of today?

Sorry I don't actually believe that, I'm just spouting the GSE narrative. Condition ratings are more akin race, not height. Its a subjective framework used to put things into categories for analysis. Not everything fits nicely, and its never objective fact.
Nope, it is not subjective. While it is true there can be some C or Q overlap, the ratings IMO make it clear and reference certain things which are either present or not present.

An appraiser being able to apply their observation, informed by experience, competently is not the same thing as being subjective.
 
It's not suppose to be subjective but in reality, appraisers have different views of C rating for a property.
Clearly Fannie sees the discrepancies but never discusses it because it's not that important.
Best is not overthink it and put in our "subjective" ratings and adjust appropriately.
 
If appraisers can't agree on a C-1 then there's no reason to even have a rating system and the GSEs can use AI and machines to take over.

AI photo tech can scan subject photos and comp photos from MLS or ones provided by Realtor or the owners and determine the condition and ratings. There is no need for any human to make the determination. Lol
 
from the photo i cant tell if anything is functional...c5 or maybe c6 :rof:
 
When I listed my rental few months ago, the photos came out good.
When the potential tenants came, some criticized the condition of the unit. WTF.
They saw the photos and knew what they were getting. So disrespectful when I asked his honest opinion and one guy said place is so old.:cautious:

Most working appraisers in the lending work realm where it matters can agree on what a C-1 is
Only the incompetent or arrogant or stubborn ones don't- why any of them are hired is another matter.
 
If that's a C4, I've been doing this wrong for the last decade.

Call it good/avg. That's a better description.
 
73.7 percent agree it is a C 3, so there is hope.

It doesn't appear to be a complete renovation at one time.
The cherry cabinets appear to be renovated in 2010s. And the tile floors in 1980s.
