Nope, it is not subjective. While it is true there can be some C or Q overlap, the ratings IMO make it clear and reference certain things which are either present or not present.Sorry I don't actually believe that, I'm just spouting the GSE narrative. Condition ratings are more akin race, not height. Its a subjective framework used to put things into categories for analysis. Not everything fits nicely, and its never objective fact.
An appraiser being able to apply their observation, informed by experience, competently is not the same thing as being subjective.
