Cemetery appraisal

when my search gave me 4 threads, 2 which were mine and 2 were non-appraisal.... figured i was safe starting a new thread

I am not licensed or qualified to do a cemetery appraisal.

Has anyone done one? do they want to be hired to do one in East TX for DOD/estate retrospective 2022?
 
Never did one but I did consider the location as most important relative to the cost.
One site in same cemetery was cheaper but I didn't like the water tower close by.
Or I don't want a large tree nearby with root issues.
Or area with no parking for al the Fernando fans.
The site near the late mayor also more expensive.
Also bought additional sites so my wife and children be together. These together sites are limited.
Many factors for different people to consider.

Many are owned by the municipality or the place of worship that is associated with them. They rarely transfer. When they sell, there is to cost of re-interring (sp?) the remains. You have to really want that piece of land to buy it. Remember Polertgeist?
 
Or do ou mean individual plots? Yes there is a market for those. Similar to bare land View, loaction, topography, etc because that is the way we humans think.
 
And spaces are limited. When all bought, no more space. Prices keep going up every year.
I bought in advance so heirs don't have to worry about the funeral costs.
Got the coffin which varies greatly in price and even where the funeral home/Mortuary to be.

You don't give any description. Some land have private family burial sites. That's not a cemetery. A cemetery or grave yard or memorial yard can't just be sold fee simple if it's got numerous body's buried in it. Most are in municipal or private land trusts. Anyway yes we have been involved in valuations but it's as much accounting and legal work than finding comps. There are no comparable sales. MOVE ON AND TELL ESTATE TO CONTACT CPA AND IRS FOR INSTRUCTIONS. Lol
 
They are extremely popular, everyone is dying to to go there
 
Are the dead bodies considered special land improvements?
