As you're likely aware, UAD 3.6 Limited Production is set to start on September 8th. Despite all our product team's hard work, TOTAL will not be ready on this date. Instead, we expect our XML and PDF output to be fully compliant with the UAD 3.6 specification in November, which is when we expect demand within limited production to ramp up.

Order volume during the initial launch of 3.6 is expected to be very low through September and October. Most lenders will not move to the 3.6 format until after broad production begins January 26th, 2026. The timing of the client ramp up gives us a great opportunity to deliver a better product - prior to January 26th broad production date.

We understand the desire and need to familiarize yourself with the new format. The dynamic dataset is a departure from the previous static forms. This change will affect processes from the inspection, to writing the report, and delivery. But don't worry, we have numerous resources on our UAD 3.6 Hub, along with a "Learning Edition" of TOTAL (desktop) available in the 3.6 format on Monday September 8th. This edition is to help you learn and get comfortable with the new format, but is not intended for production work. Again, TOTAL's production version will be available in November.
 
Awe man! Yeah - I just got the same from ACI. They've at least put together an NDA so that us appraisers aren't stealing their magic. As to the 'Workbench', though. Nada. We should probably remain loyal, though. They'll pull through.
 
Brings new meaning to what one of the "modernization" hucksters on LinkedIn posted yesterday: "....There truly is a need for new hashtag#Appraisers willing to learn UAD 3.6, embrace hashtag#technology, work with alternative products not against, and bring a fresh new perspective to the profession, leaving the “well that’s just the way I have always done it” Appraisers behind."
 
A client emailed its panel that it plans on starting UAD3.6 in Q3 of 2026.
 
If they wanted to consolidate forms, they could have , for example, made the condo form work with either an exterior or interior inspection ( and check PDC or appraiser inspected) with appropriate sections to fill in. All they needed to do was add whatever data fields and checkboxes and locations for photo exhibits they wanted.

But instead they are imposing a format taht is cloud-based, which might never fully integrate with appraisal software. Despite the PR blurb about how lenders look forward to it, I bet lenders dread it as much as we do. It will disrupt their established business and may not fully integrate with their UW or other functionality.

If any lenders complained about having to search for comments on one addendum page, wait until they have to search for comments broken up into various sections or pages within the report. And plus they will have to account for a tome of minutiae such as ceiling height or door threshold measurements, and so on.

Whether your software ends up being cloud based or not has NOTHING to do with the UAD 3.6 spec. It is a choice made by the company designing the software.

In case you didn't know - lenders don't want the new forms either. This is being pushed strictly by the GSE's.

? I am not a software designer but we never had these problems with any prior form changes - the dynamic format ( from what I can tell) is cloud based, and can not be merged or cloned onto a template per my software company ( Alamode)na

You said it again - even after I gave you correct info. ??!!??

Let me say it one more time - whether it is cloud based or not is a design decision that is up to the vendor. It has exactly NOTHING to do with the UAD spec itself. Same with other design features like templates and cloning. Nothing about the new UAD inherently prevents either of those.

I just installed a demo for new UAD software from one of the providers, and it is NOT cloud based.
 
Software estimating is notoriously difficult. The last 20% of a project/featureset is always a bear.
