And the data does not carry forward. So its repetative.I think it is baked into the product. What they call a dynamic format means it must be filled in anew each time as multiple drop-down fields, regardless of a template or saved comments.
Not really, just a crap format and I find it really hard to believe any residential appraisers had anything to do with the roll out.Photos can be dropped into the report just fine - the issue is that you have to complete that task at the end of each section of the report. Instead of dragging and dropping 30 photos into the report all at once, you will now need to drop in 3 photos to a section, 5 photos for this section, 4 photos in this section and so on....much more time needed.
Absolutely - a tablet and mobile app is going to be a must-have
Several hours into the report, I had not yet finished describing the subject property. So far I find it hard to believe actual working residential appraisers had any input in this. It has potential, but that is so far over the horizon that it may be impossible to achieve. As I told you before, that was one of the first things I did, because I thought it was one of the first things many appraisers would do.
Absolutely Sadie, thanks for going further than i have while screaming no no no.Several hours into the report, I had not yet finished describing the subject property. Do not confuse the software implementation with the UAD itself. Whether data carries forward or not is a function of software, not the UAD spec (just as it is today in the original UAD). Furthermore, I would not assume that the functionality in a "test" or "early release" version of software has full functionality. And the data does not carry forward. So its repetative.
It's ALL about software implementation ... The form and its drop-down menus and input fields are just fine - will only require getting used to it. My first take here is that the software companies have not made any attempt to make completing the form easy and time-saving. If data collection is the goal, that can be achieved without eliminating all possible appraiser efficiencies.Do not confuse the software implementation with the UAD itself. Data carry forward has been a thing since appraisal report software was first released, and I cannot imagine that any final version would not include that feature.
Its even crappy as data input, no carry forward, etc. What a SNAFU.Absolutely Sadie, thanks for going further than i have while screaming no no no.
Here is the big big big difference. This form was not done for appraisers, it done for data imputers.
The current form is basically several pages on the screen where you can find, or do, anything pretty fast
The new form is a100 page novel where you only see 1 or 2 questions on a page that is then saved, onto next screen. So it's next page, drop down check and save. There are soo many pages that you have a table of contents on the screen to move around, or find something. When you have to change something after seeing the final, you have to find the page that bit of info is on.
There is nothing here better to make appraising a better art 'form', it's goal is data info, achieved.
Being dynamic is a requirement of the UAD spec. And, yes, I know appraisers who were asking for that 15-20 years ago. Even back then people realized how silly it was to have so much content in a long text addendum. They needed to create a form that is NOT dynamic, that is NOT Cloud-based. Were/are there any appraisers out there that were actually calling for a dynamic and cloud based appraisal form solution ? anyone ? I see a giant cluster F on the horizon.
