Adjustment for Rental

In 1007 Rental form, if my subject has trash included in the rent and rental comp has tenant paying the trash, would that be a negative adjustment on the grid.
I think it's negative but I'm getting confused since AMC is pushing me to get value higher.

If anything on the grid is inferior to your subject then the adjustment is positive. Someone would likely pay more rent for a property if the utility bills associated with it were lower, but they're not with that comparable so adjust upwards.

It was on the phone but no big deal. It's like Trump influencing except Nando can't be influenced.
My head is clear now and when landlord pays for the utilities, the rental comp compared to subject is a good deal for the tenant thus negative adjustment at the rental grid.

So if the subject has a two-car garage and the rental comp doesn't, which way would you adjust the rental comparable?

I was tired last night in the bathroom and hit my head on the closet edge.
My head is fine now and know what to do.
I was going to push the value a little higher but decided that my original valuation was correct. Sorry AMC if deal may not go through.

That's easy. Positive adjustment because a car in garage won't get bird poop.

So, if the subject has utility services which are paid for and the comparable doesn't, which way would you adjust the rental comparable?
