I am not doing the 3.6 FORM deal

I don't know how you can say this if you have actually seen samples of the output. If you have not seen those, you can find them here:

After looking at the link your provided, although an annoyingly different FORM for no clear reason (it has all the same information as the 1004), its not terrible to look at......then why TF is the software an abomination and time consuming POS for the appraisers to have to use?

Alamode says this is not a FORM, but the end product is? OK The input system/interface we are forced to use to complete the FORM appears to be very un user-friendly and time consuming compared to the current FORM. I could burn through the FORM on this link in no time. The software demo I looked at is not that.

If you haven't watched the demo on alamode, do that. It is such a different format that the presenter can't even get through the first couple of fields within 20 minutes. You can hear the frustration and distain in his voice when someone brings up the fact that there is no fuggin invoice or way to attach an invoice to the FORM. What? He is annoyed at having to explain this abomination he keeps assuring us is not a FORM and not like turbo tax. Then, goes on to demonstrate how it works exactly like turbo tax with each thing you click bringing up a different branch of questions and produces a FORM.
 
Maybe other posts on this topic...haven't posted in a long time. After reviewing and watching Alamode video's, I have decided I am not doing the new 3.6 form that they don't want to call a "form". The software is terrible, is going to take so much more time and remove all of the analysis. My eye's physically can't take it nor am I gonna make my secretary transcribe my field notes and check boxes for hours on end. The kids can have it...they are gonna take it from us older appraisers anyway...what choice do they have but comply and turn from appraisers into check boxer people?

Will focus on private work and just slow down. I think it is ironic that there is gonna be a mass exodus of appraisers willing to do GSE work (I bet 40%) in the next 18 months which will completely antielite the industry. Gone almost overnight. But, there will also be a massive drop in need for all the people that created this software, (which is terrible to use) and their GOVT friends. I guess the people at the GSE's think they are all gonna get to keep their jobs somehow even though all of us are gone?

Why didn't the software companies get together and just tell the GSE's no? Alamode and ACI are gonna lose 40%-50% of their subscribers before this is over. No one is going to do this unless they are 20 years old with young eyes and want to sit in front of the computer checking boxes all day. Such an obvious problem with the new form. Guess we haven't been property appraisers for a long time if a software company or bank can obliterate our industry. The people doing this to us will have consequences from the mass exodus coming too though...so there is joy in that. We are all gonna be in the unemployment line together.

I am going to try a couple of the programs before I make a decision. Bradford is offering a free use period sometime this year. All of my clients have said they won't be implementing 3.6 until 2026. So I have a few months to tinker with the software
I think Bradfords approach is going to be the winning one.

Coming from the commercial side, I never thought of an appraisal as a "form" and always thought the "form filling" approach was the wrong UX.
 
Cashcatz--There's a lot of truth to the cartoon you just posted. LOL :giggle:
 
2nd iterations usually result in big improvements in usability as well as lower costs.

When I compared the SC grid I use for SFR appraisals to the new UAD I was only missing a single line item, but I had a couple lines they didn't have. My line spacing is more compact but I have already been collecting more items on the problem identification side of the report.
What the 1004 addresses on pg 1 takes me 4 pages in my own format, albeit on letter size and more open spacing. I spend more time writing up the appraisal problem in my report writing than I can get away with on a 1004, but very little additional time collecting the info in my inspection. Maybe 5 minutes.

I don't think it's going to take that much longer to write a good report in this setup than on the 1004. Appraisers won't have as much leeway to write a not-as-good report, though. IMO

Wait till you see this thing.....its form filling to the max. In fact, that is all it is.

Commercial people are not protected either...they are next up.
 
TBH, I question the utility of the additional data to users outside of the GSE pipelines. The existing general purpose forms might become more widely used going forward.

I don't follow these UAD threads very much so maybe this tangent has already been beat to death. If so, apologies for the redundancy.

I'm wondering if thinking of these setups as an evolution of the existing forms might be a little inaccurate. One of the things they were talking about with the Tesla vs most other EVs is that the Tesla was designed around the EV itself. They didn't design an conventional ICE chassis and squeeze the battery and drive into it, but started out with the EV chassis and built the rest of the car around it. You still end up with a vehicle that looks like the others but it was designed around the EV instead of the EV being stuffed into it.

Maybe that's where the appraisalware vendors will eventually go with this: incorporate the AI-enabler into the foundation and then fit the "report" around it. Kind of like the game engine that the game developers use.

100% agreed. Folks were more than willing to use the 1004 for any manner of intended use. I doubt that will be the case with the new 3.6.
