I am not doing the 3.6 FORM deal

I have a preview of the new Appraise-It Pro from SFREP that has all the old forms and UAD 3.6 (we're working on an integration for Appraisal Inbox). My background is commercial, so maybe I'm not the best judge - but the software is snappy even on an old Windows laptop. While there's a lot of fields, they are dynamic meaning you don't fill every one and has select lists and there seems to be ability to save them as a template. I personally think the fonts and layout of the new forms are a huge improvement. From what I can see so far, it's not nearly as end-of-the profession as some are making it to be IF YOU ARE A GEN-X TECHIE WITH GOOD EYES WHO IS FAMILIAR WITH THIS HAND-HELD MUMBO-JUMBO DEVICE STUFF BECAUSE HE HAD LOTS OF SOFTWARE CLASSES AND PRACTICE WITH IT AND WHO IS COMFORTABLE AND FAMILIAR WITH SMALL SCREENS THAT SHOW YOU NEXT-TO-NOTHING AND GIVE YOU NO CLUE WHERE TO GO TO FIND IT. IF YOU'RE NOT - THEN - GOOD LUCK IN RETIREMENT. Most will have the new form figured out in a week. NOT!:rof:Also, SFREP folks are very nice, are appraiser-first - check them out, they have a good switching deal and are cost effective.

I'll be kinder and gentler than Alsie. :giggle: I'll ask the question so many want to know the answer to, but are hesitant to ask because it may appear unprofessional. For those of us who have made duplication an art, whether it's by subdivision, location, etc. will the form that isn't a form be "clone friendly" ? Note that professionals say template, notary public candidates like moi say clone. I hope SFREP is in the game because I have always loved their software. :cool:
 
Yes, my fee on this would have been about 600. My guess the property value would have been in the 500,000 range.

The untrained eye doesn’t see is considerable. I took the “PDR training class.” It was a joke. No one is prepared to do inspections from that class. For example it doesn’t teach anything about wells and septic systems. I don’t know how many times I have come across illegal wells in pits or basements or septic systems that are near end of economic life and probably wouldn’t pass an inspection.

The irony of this is I can’t send out a trainee to do an inspection for a Fannie/Freddie loan, but they will accept a PDR trained person that has zero supervised experience.
When you took the PDR training class, what did they instruct the people to say when they contact an owner or RE agent to set up an appointment?

Were they asked to say or text; "Hello, my name is X, I want to set up an appointment to do the inspection"

Or was it: Hello, my name is X, I want to set up an appointment to do the inspection for the appraisal."

Or are they supposed to say or text; "Hello, my name is X, I would like to set up an appointment to do a data collection."

Speaking GHWB and his skullduggery, it seems we have a new world order in the residential appraisal industry and we don't even have a seat at the United Nations to voice a complaint about it. :)

I tell them “I am inspecting the house for the bank.” Nothing more. I don’t mention appraisal, because frankly I don’t know if they are going to use the data for an appraisal. I also NEVER identify myself as an appraiser. Otherwise I have a USPAP issue. Also if I say appraisal, they may assume that I am the appraiser. Thus I keep it short: “I am inspecting the house for the bank.” PERIOD.

The PDR’s that I have done are not for sales. My guess is they are used for home equity lines. And the reason I say no appraisal may be done, is because sometimes banks just take the assessed fair market values and they want to confirm the size and condition of the property. That’s why I don’t say what the end use of the PDR is for.

It sounds like in training, they tell the PDR folks to say they are coming out to do an inspection.
(Rather than that, they want to come out to do a data collection) .

The borrowers would have a fit - what the heck is a data collection, they would ask? Meanwhile, the entities make great pains to call it a data collection.
 
It is called Appraisal Modernization. Ya'll don't pay attention in class.

Personally, I don't love old school style desktop Windows apps and am biased as someone who runs a web based software business and prefers Mac and Linux. But SFREP is stable and UAD 3.6 ready and not much different than what appraisers are used to with Total and previous version of Appraise-It Pro (and existing version of ClickFORMS). I appreciate that SFREP and Bradford are small independent companies and not "the man" like Alamode/Cotality and ACI. The solution I think will be most compelling is Nighthawk which is a different approach than "form filling", but that is tbd.
