As an aside, I "gar-an-tee you" [in the words of Cajun culinarian Justin Wilson who I met when he was the featured guest on the Mississippi Queen Steamboat cruise where I was maitre d-hotel following completion of a 3-year vocational program sponsored by the American Culinary Federation]. . . guarantee you that despite a lifeteam of near-accomplishments, the resilience includes enough gumption not to overlook opportunities such as those that multiple linear regression provides, as per your glowng recommendation--despite the memory that lingers of my 10-week Stats course that required Fifty weeks of diligent study. Because life is too precious to waste a moment. And because one rarely if ever encounters another individual who is supportive of peers to the extent that he or she will take the time needed to share their knowledge with others, like you do, IMO. So Thanks on behalf of peers too busy to thank you themselves!!!
 
Whether they're good and nice or not doesn't diminish their rights WRT which appraisals they will and won't accept.

They're trying to avoid getting sued for discrimination. I know you hate them but you shouldn't allow your bitterness and hatred blind you to the real reasons why they don't want to get caught with non-PC verbiage that exposes them to getting sued.

Wells Fargo shareholders sued in 2022 after a New York Times’ article revealed the bank conducted interviews the bank conducted with women and people of color, among other diverse candidates for jobs paying more than $100,000 a year, even though the positions were already filled and the bank had no intention to offer a job to the candidate.

ChatGPT just created for me a 20-module, interactive training program starting with linear regression, purposely without any reference to the appraisal process, until I have a working knowledge of regression, then multivariate, then . . . I probably will explode, or implode! {Although I promise myself repeatedly to STFU, it's impossible to do so. Consequently, I also remember an Accounting Course at UCRiverside a long long time ago. Having just finished the course, the prof called me into his office to tell me that he was aware that the course wasn't impt to me--not knowing that I had busted my axx for two months but just didn't get the 2 column concept that couldn't be easier to understand. Nevertheless, he advised me that he would give me a passing grade in the course....only if I promised never to enroll in another Accounting course in the UC system!!!!! Best offer anybody ever made me. Hell yea I accepted!!!!

Seems that every 10 minute conversation with WF phone support requires 8 minutes of disclosures..

It's the law. Banking is heavily regulated and also has deep enough pockets to comprise an attractive target for litigation lotto. They are not required to assume the risks of getting sued just because some uppity appraiser wants to get belligerent about describing something they are incapable of quantifying in terms of the effect on value.

"That house is blue" isn't a factor an appraiser can develop an adjustment for.
