I am not doing the 3.6 FORM deal

That's a poor skippy excuse. Do like FHA says, you call the agents, the buyer, the seller and grill them on what defects were hidden at time of closing.
Oh. Heck. No. If I can't see it from the street, and agent didn't put it into their MLS remarks, it doesn't exist. (for the most part). Can of worms.
 
I came upon a copy of a Thomas Brother page for my past appraisal.
For some reason, the map looks better than the ones software provides. TB looks simple with the streets and surroundings.
Let's hope the abominable UAD form won't distract with emphasis on appraising instead of bean counter inputs.
 
You must not have been following the THREE AVMs used by Realtor.com ... at times there can be 25% spread difference between the three ...
Buying agent said they got a great price and could be worth as much as Zillow. I like her and she could be right.
I better get higher price comps.

As a follow up, after I met her, I didn't like her.
Some more likeable on the phone.
