I am not doing the 3.6 FORM deal

Evidently local association of realtors has got stricter on GLA. Selling agent called me on one I completed a few days prior and agent wanted to know the GLA for the MLS files. I had no problem telling her the GLA.

That is what she will post on MLS on last sale.
 
Coincidentally, I did an inspection yesterday, and the Borrower asked where the interior photos will go, and if they will be private & confidential. I told him that is likely for NOW, but with the new 3.6 and rumors of "monetization" of the appraisal info, that may change in the near future. Also told him the time needed for on-site inspection may take longer in future due to the details required in the pull-down menus. He said he did not like that at all.
...who can he complain to?... his lender, or state/federal reps? I dunno... I suppose best would be Fed, since FNMA/Freddie are under their pervue.

We just don't have a unified voice. Most professions have a unified voice. We don't have that.

We are as professional as any of the professions but we don't have a unified voice supporting the profession.
 
Joan did push for national license. My concern on national license is feeding incompetence and insulting public trust.
 
The GSE's will not slow down implementation for the sake of appraisers. If the lenders are having issues and need more time to integrate UAD 3.6 into their pipeline, the GSE's will extend the deadline. The best thing appraisers can do, if they continue in the field, is to raise their fees.

Why would the photos be less confidential than they are now, Sandra? What is going to change WRT photo storage?

Maybe because of the data scraping that will be done. Along with the photos? Her point was we don't know. Maybe just as safe maybe not.

Excellent idea. I may start brining that up when talking with realty agents about the new form. The public has become much more paranoid about cameras, privacy, intrusion and big brother and if the noisemakers in the NAR suspect their clients’ interior photos could end up being ridiculed on facebook, they’ll have a fit. Can the GSEs guarantee the photos will NOT end up on the internet? I highly doubt it.

AI analysis. Where they will be stored in the algorithms forever. 10 years from now "somebody" will know that the homeowner's dishwasher is reaching the end of its useful life and it's time to spam them to replace it.
