Cell tower on property

If it went into foreclosure, the income could not have been much. just saying.

If the lender does not have a lease copy for the tower and the info is not searchable, you can do the appraisal without any contribution from the cell phone and tell the truth, no info was found, and if the celll tower has a lease or other terms whether plus or minus wrt income or other issues, it could change the outcome of the appraisal.

Where is it on the property, an eyesore or not, condit

Are you implying income = financial responsibility?
 
What does the CG, who would be signing the report, say about the cell tower?

Terry is right, there is something recorded.
Why would a CG need to sign the report? Do they sign for rented ADU's, small rents for hobby farms and basement beauty shops?

CR cannot appraise the contributory value of a cell phone tower UNLESS a CG signs the report.

1-4 family does not include cell towers.
 
I have been offered an assignment, old farm house, 20 acres, existing ADU in the form of a singlewide. The issue is a cell tower on the property. An old MLS listing says the cell tower income pays part of the taxes. That can't be much because the taxes are relatively low. This is a vacant REO. No one has any financial details and no way to obtain them. Any thoughts or suggestions as to how to proceed with this? Thanks

A legal cell tower will have something recorded with the municipality. Maybe not the financial details, but at least point you to the parties involved. It isn't exactly a small feature even on 20 acres.

You should consult a CG

I did not accept the assignment and I don't think they'll find an appraiser until they can provide the tower financial details

How tall is the tower? Is it visible from the house? Does it obstruct views? How is it different from any other tall structure on the property? How is it different from a tall tree? The income derived may not be large, and how is it any different from the income derived for a farm deferral requirement? Its not like its a glowing tower of uranium. Its just there doing its thing. You do not need a CG for this.
