Can I call owner on an exterior drive by?

Just disclose.

"The client instructed the appraiser not to contact the owner, and no interior inspection was made. Therefore, an average (or whatever) interior condition is assumed for appraisal purposes. If the actual condition is later found to be different, it could affect assignment results. The condition and upgrades are based on 3-year-old MLS photos (or whatever applies). Exterior drive-by showed X (fill in ) maintenance."
 
The client is not stupid. They know it would be more credible if you could talk to the owner/occupant. So don't call them.
 
I guess you could call your client and say are you sure you don't want me to try and call and ask about condition on interior or whatever. If they confirm yes I am sure, don't call. Then don't call.

They have screwed up and accidentally put that language in the engagement letter.
 
no, you don’t contact anyone. They ordered an exterior only appraisal. It’s a good product for a pre-foreclosure situation. Obviously you have to make some assumptions, but the bank is just looking for a ballpark idea on what this is going to cost them.
 
I didn't want to sound dumb so I didn't ask client whether I should call (then why they gave me number of the owner?).
Instead, I ask for more information they had if any on property. Haven't heard anything. Nada. Very Rude.
 
Just curious. Report doesn't say preforeclosure or such anywhere in report.
I see no reason not to indicate date of Notice of Default, right?
The loan is 40% over market value. Can't believe how loan was given 4 years ago.
