I didn't want to sound dumb so I didn't ask client whether I should call (then why they gave me number of the owner?).
Instead, I ask for more information they had if any on property. Haven't heard anything. Nada. Very Rude.

Don;t worry about sounding dumb, just ask if you are not sure.

I just watched PBS on a segment about Zombie Mortgages and if it's related to my case.
One homeowner had a $30,000 second back in 2006 and suddenly debt collector came to collect at $75,000 with interest accumulated.
Homeowner thought 2nd was wiped out but 2nd has been waiting for equity to build up and then time to collect now.
Fortunately few states like CA and Connecticut have protections for such homeowners so doesn't apply to my case.

I would just make sure time/date communication of events on not to call the borrower and impacts on credibility of assignment and appraisal results.

I know who is responsible for SOW. I can see a problem with it from appraisal process.

All the scope of events needs to be documented in work file of the appraiser.

You can decline assignment too.

I called and asked about it.
Then I asked if there was an old appraisal report on subject.
There was and it was a very thorough report with trove of information. No need to call owner.

Good move. I am not sure JG is one to tell you to call client. However...............it was a good move.

JG is pretty good sometimes when she wants to be. LOL
