Let have a forum appraisal beauty contest. We get an unbiased panel. You submit you best appraisal, no name involved, you get a number. Then the judges pick the best looking one. Then we all get to use it like a template, with no more stips asked for. Or, we can call it the good, the bad ,and the ugly appraisals. I always like looking at appraisals when i reviewed them. Most were poor quality, Q6. But i could learn at least how not to do it.

I will say that i have gotten very good comments to use, in a report, from the smart people here. Thankum.

I think you can tell from posts who would provide the good. Same for the bad and ugly. For the bad and ugly I think the winner is obvious based on their posts. I give the relative newbies a pass when it comes to some of their posts

Talk is cheap. I've seen reports before that didn't match the appraiser's rhetoric. It's not pretty.

I haven't completed a mortgage appraisal since 2013, and I seriously doubt I could do it these days with all the UAD jargon. I inspected a property the other day that sold for $3.5 million. Do they still make a $2,500 adjustment for half baths? I’ll need to update my Big Book of Adjustments if I decide to jump back into it.

I'd be very interested to see an example w/redactions for the property ID. I'd like to see what they do and don't say. Even a blank one would be instructive to our discussions about them.

Prolly worth its own thread, and maybe others will come up with different examples to look at.

Don't get yourself in trouble over it, though. Ask your client if they object.

We could do that... but, one of the most common complaint among underwriters and reviewers is the use of boliler plate language.
