Very sad for the guys and gals who need another good 5 or 10 years as doors are being closed pretty fast.

I knew the boy's had plans but I've talked to a few today in agency positions and even they seemed very surprised it's now official and no longer just speculation.

The independent fee model has been mostly a dead end for many and just not profitable for most. Maybe the positive is folk's will get serious about life changes and quit hoping for a miracle.

This has been going on for serveral years, appraisals conditioned on repairs that can be verified by photos such as handrails, open electrical boxes, etc are done by someone else. County building inspections are also being done with photos, in 2021 I rebuilt the interior of a commerical property that a tentant had modified without permits and the building inspector didn't come to the property, had me use my iphone to walk around the property and take pictures of what he wanted to see.
