It’s still unbelievable how we went from having the inspection be so important that a licensed appraiser must be the one to perform it to overnight deciding that a notary public might as well go out and do it.

I bet a lot of states still have laws on the books to talk about how many inspections the certified appraiser must accompany the trainee on before they’re competent to do one on their own. Maybe the certified appraiser should just hire a notary public and they get the bypass that too?

All it takes is altering the cert in the 1004 which asserts that the appraiser personally inspected.

Send a note the Fannie/Freddie and tell them to get on that. Oh wait, they already did that for one of the assignment types they "will accept".

I am pushing my boys to seek out some physical home related trade that they like. Get your years in early and by 23-24 go out on your own and likely make more than I ever have in a year. There is such a need in the areas I am familiar with, especially areas with few Hispanic workers. I have had two Hispanic crews do work on homes I lived in and I actively seek them out since then because of the quality of work they provided, and the usually much lower cost.
